Management team is on site:

• 45-55 split if you decide to go into the rental program. 45 to the management team and 55 to the owner. That 45% covers basically everything, advertising, maid service, new furniture if needed, staff, utilities, management fees and insurance. If you go into the rental program you can stay in the condo at anytime, you just have to give notice to the management so they can block it for your stay.
  
• You may prefer to have the management team rent it out for a solid 12 months; if this is the case they would take 7%.
   
• If you decide to go with the rental program, you have to take the furniture package, that is at a cost of approximately $25,000 and covers absolutely everything, TV's stereos, linen, crystal, china and there will be 4 to 6 packages to choose from.
   
• HOA are approximately 27cents a S/F, that covers water, sewage, gas, AC.
